8 REASONS WHY HOME STAGING WORKS

1. Home staging makes your property stand out on the internet.

We are all aware of the pivotal role that multimedia and the internet plays when marketing properties. Staging and photographing your property well will make sure the internet marketing images have the “WOW” factor. This gives your property a greater chance of being shortlisted for inspection.

2. Home staging helps to create the image of a lifestyle the property will offer the buyer.

This will engage and emotionally connect the buyer to the property. Creating engagement and emotional connection is an advantage in any stage of the property cycle.

3. Only 5% of people are able to visualise what to do with a space.

This means that when viewing an empty property, 95% of are unable to visualise the use or scale of the spaces. At the same time, when furnished correctly, rooms look larger. Home staging can also create rooms within rooms for open-planned spaces.

4. People spend more time viewing staged homes.

The time a buyer spends at an open home inspection can be as little as 6 minutes. However, extending the time a buyer is within a property gives a greater chance of them connecting with the property. Data from stagedhomes.com.au reveals that buyers spend 10 to 15 minutes longer viewing the property during an open inspection of a staged property compared with that of an un-staged property.

5. A staged property projects an image of a well maintained property.

A staged home that presents well with little or no obvious maintenance and running repairs needed, projects the image of a well-maintained and cared-for property.

6. Good agents enjoy selling a well-staged property.

Consider it from the agent’s perspective – they are marketing a property that will sell quicker, for a premium price, the bets possible open home inspection attendances due to the attractive online presence and is a well-presented product. This results in you having a motivated agent who is excited about selling your property, working with you to achieve a great outcome.

7. A good home-stager will work with your real estate agent to identify your target market.

They will then stage the home accordingly and market your property to that spectrum of buyers. This ensures that when the buyers inspect the property they emotionally connect with the property and imagine themselves living in the space.

8. Closing the divide between right and left

There is some evidence of discussion in literature on the topic that many couples, close friends or business partners often complement each other, one being a right-brained thinker and the other a left-brained thinker. When selling a property, you must make sure the property appeals to both sides of the brain so that at the same time both the logical and emotive decision makers (left and right-brained thinkers) are making the decision to buy – this is when you have the greatest chance of a sale! This is something that home staging can facilitate.
